Summary

This is a highly prominent group of historic buildings beside Leinster House. The strongest heritage evidence concerns No. 49: the NIAH records it as a late-Georgian former house, built c.1810, retaining characteristic proportions and massing despite substantial alteration, and contributing to Kildare Street’s historic character. [1]

A 2019 proposal to clear the Georgian group for a five-storey mixed-use building was refused and the appeal was later withdrawn. A materially different scheme, retaining Nos. 47–48 and protected No. 2 Nassau Street while replacing No. 1 Nassau Street, received permission in 2023. [2] [5]

The principal risk is now prolonged vacancy and stalled implementation. The site was hoarded with little sign of work in February 2025 and remained boarded and “decrepit” in April 2026 despite the permission. [6] [7]
