22a Berkeley Road is a small mixed-use commercial building in Phibsborough — a ground-floor shop with basement storage and a two-bedroom flat above — still known locally as "Selections" newsagent. It has been vacant since around 2015 and is visibly derelict inside and out. Although it was entered on Dublin City Council's Derelict Sites Register in 2023, it was removed in March 2025 after the owners repainted the frontage and cleared graffiti and vegetation, a decision local residents have publicly described as "disgraceful". The council valued the property at €500,000 in 2023; it was offered for sale in 2025 at a guide price of €475,000 and remains unsold.
